  1. Start from a reason to sell

    Filter probate filings, inherited transfers and pre-foreclosure notices by county, ZIP, property type and equity. These owners have a life event driving the decision, not a price experiment.

  2. Verify before you spend

    Every address is checked against recorded ownership and USPS records for deliverability and vacancy, so postage and dial time go to real targets.

  3. Trace the whole household

    Skip tracing returns the surviving spouse, the children handling the estate and other household contacts, each labelled by relationship. When the owner cannot be reached, you still have the person who makes the decision.

  4. Work the list the same day

    Push straight into the triple-line dialer or launch a letter and postcard sequence. No exports, no re-keying, no second vendor login.

  5. Keep the history

From the death certificate to the listing

Every inherited property follows the same sequence, and it starts at the death record, not at the courthouse. The only question is how early in it you make contact.

  1. The owner passes away

    There is no listing, no agent and no seller. Nobody is calling the family about the house because nothing public has happened yet.

  2. The death is recorded

    Within about a week the death record exists and we match it back to the parcel, so the property and the people who now stand to inherit it are identifiable long before any court gets involved.

  3. The estate takes one of two paths

    If the property sat in a trust, was jointly held with right of survivorship or carried a transfer-on-death deed, it passes straight to the survivor and no court is ever involved. Everything else has to go through the county.

  4. Where probate is required, a case is filed

    The petition becomes a public record at the county clerk, naming the estate and the person asking to administer it. This is the first time an estate that does need the court becomes visible to everyone.

  5. The court appoints a representative

    An executor named in the will, or an administrator if there is no will, receives legal authority over the estate. From this point there is a specific person who can make a decision about the property.

  6. The new deed is recorded

    Ownership lands with the heirs or the surviving owner and the county has a new owner of record, often several of them, and often living in another state.

  7. The carrying costs start to bite

    Property taxes, insurance, maintenance and any remaining mortgage keep running. An inherited house that nobody lives in is a bill, not an asset.

  8. It reaches the open market

    By the time it is listed, it is a competitive transaction like any other and your margin is set by whoever bids hardest.

How long each stage takes varies widely by state and by estate, and most estates never reach step 4 at all because trusts, joint tenancy and transfer-on-death deeds settle outside the court. The order is what stays the same, and steps 2 and 4 are the two moments the record becomes available.

How is this different from a general property data platform?

Most platforms start from the parcel and let you filter it. LeadCruncher starts from the event that makes an owner willing to sell, a probate filing, an inherited transfer or a notice of default, then carries that record through verification, skip tracing, calling and mail in one place. The differentiator is the household-level trace: on inherited and probate property the person on the deed is frequently not the person you need to speak to.

How current is the data?

Assessor and pre-foreclosure records refresh daily. Probate filings and successor transfers are published every Tuesday. We publish the cadence per data set rather than claiming everything is real time, because county clerks do not release records at the same speed.

Do I need to buy every data set?

No. Assessors Data at $60 per month includes Pre-Foreclosure and is the usual starting point. Probate Leads and Successors Data are $125 per month each. The bundle covering everything is $250 per month. There is no contract and you can cancel anytime.

Is the skip tracing billed separately?

Yes, and deliberately so. Skip tracing is $0.25 per record with no subscription, so you only pay to find contacts for the records you decide to work rather than pre-buying a block of lookups.
