Where coverage is not uniform
Property and pre-foreclosure records come from county assessors and recorders and are the consistent layer nationwide. Probate cases and inherited property transfers come from county clerks and probate courts, and what those offices publish varies by county, by court and sometimes by month. Some counties post filings weekly, some post them in batches, and a few do not publish usable detail at all.
We would rather say that plainly than sell you a map with every county shaded in. If a specific county decides whether this is worth paying for, open the state page for the data set you need, or ask us before you subscribe and we will tell you what is actually there.

Which states do you cover?
Assessor property records and pre-foreclosure filings cover all 50 states and 3,000+ counties and county equivalents, including Louisiana parishes, Alaska boroughs and Virginia independent cities.
Is probate and successor data available in every county?
No, and we will not claim otherwise. Probate cases and inherited property transfers come from county clerks and recorders, and what is published varies by county, by court and sometimes by month. Our nationwide property and pre-foreclosure layer is the consistent one. For probate and successors, check the state page for the county you work before you subscribe.
How often is each data set refreshed?
Assessor records and pre-foreclosure filings are updated daily. Successor and probate records are updated weekly, every Tuesday. County probate courts publish their filings on a weekly schedule, so we refresh successor and probate records every Tuesday rather than claiming a daily feed we cannot deliver.
Do you charge more for larger states?
No. Pricing is per data set, not per state or per county. Assessors Data is $60 per month and includes Pre-Foreclosure, Successors Data and Probate Leads are $125 per month each, and the bundle covering everything is $250 per month.
